Ingledene House is a Victorian property, situated at the end of Derby road in Gardens View overlooking Knyveton Gardens Bowling Green, approximately 500 metres from Bournemouth Central Railway Station, 1 km from the town centre, 500 Metres from the beach. The bus station is some 500 metres away, a 4 to 6 minute walk. The main bus route to Salisbury can also be found 200m on Christchurch Road. There is a taxi rank located at Bournemouth Central station. The nearest shops, bars and restaurants are situated next to Bournemouth station.
We are 1 km from the main road from Poole to Southampton and follow signs towards Bournemouth City centre & railway station. Go over a roundabout where you will see Asda on your left and the Unisys building on your right. Turn immediately left into Knyveton road. At the end of Knyveton Road turn left into derby road. We are located at the end of this road opposite a bowling green.
Private parking is available via a driveway to the side of the property. There is also ample on street free parking in surrounding streets.
Access to the front entrance door is via 7 steps up from pavement level, each step is 6 (153mm) in depth, there is a hand rail to both side of the steps. There are 2 grab handles positioned either side of the front porch. The single front door is 42 (1070mm) wide.
The reception area / hallway is carpeted,.
A guest lounge/reception is situated off the hallway, the door width being 39 (1000mm) the lounge is fully carpeted, has a colour TV with digital freeview & teletext facility, magazines, books & tourist information literature.
The breakfast room is located on the ground floor, has one step 4 (100mm) down. The door width is 33 (860mm.) All dining chairs have firm back support.
The first floor is accessed from the hallway via the main staircase which has 23 steps up to the first floor landing; the stairs are 41 (1030mm) wide. There is a hand rail / balustrade to one side of the staircase.
Hallway / landing widths vary between 34 (807mm) & 69 (1705mm).
The second floor is accessed via a further 21 step staircase, with step widths of 31 (709mm) there is a hand rail to one side.
Bedroom door & toilet door widths are between 26 (660mm) & 34 (860mm) wide. All bedrooms are fully carpeted, guest shower rooms / en-suites have either tiled or non-slip linoleum flooring.
There is one ground-floor bedroom, all guest rooms are situated on either the ground first or second floor.
All bedrooms have remote control colour Televisions with teletext facility.
There is no elevator in the property.

In the event of fire there are two main escape routes, one via the internal stairs of number 20 Gardens View and the other via the internal stairs of number 18 Gardens View. A loud, continuous fire alarm bell will sound in case of emergency, full evacuation procedures are detailed in every room. The correct exit route is indicated electronically by (a) visual lighting and (b) Sound suitable for the visually impaired. There are also door signs for guests with a hearing impediment and vibrating Sound pads are also available at reception on request.
